The Clerk's Assessment

Exceptional benchmark property rather than an immediately realistic acquisition. Extraordinary historical and architectural character, with an existing spatial quality close to that sought by the Pilgrimage Project. Its North Bailey setting gives it enormous cultural resonance, but also makes it fundamentally urban. Grade I status, limited grounds, likely conservation obligations and current under-offer status substantially restrict practical transformation. Retain as a benchmark against which future candidates can be judged.
